How rental income is taxed in South Africa

Work out the tax on your rental income: deduct the expenses SARS allows, apportion for part-let homes, and see the extra tax at your marginal rate.

Rental profit = rent received − allowed expenses. When you let only part of your home, shared expenses are claimed in proportion to the area let ÷ the total area (including garages and outbuildings). Advertising and repairs to the let area are claimed in full. Capital and private expenses are not allowed, and neither is the capital part of your bond repayment.

The extra tax is the tax on your income with the rental profit minus the tax on your income without it, after your rebate, using the SARS tax tables for the year you pick. Source: SARS: Tax on rental income.
