How to Claim a Home Office Deduction in South Africa

Step-by-step guide to claiming a home office tax deduction with SARS. Eligibility requirements, calculation method, and required documentation.

Check if you qualify

You qualify if: (a) you are self-employed and trade from home, or (b) you are an employee earning more than 50% of income from commission and your employer does not provide an office. The room must be used regularly and exclusively for work.

Measure your office space

Measure the floor area of your dedicated home office in square metres. Then measure the total floor area of your home. Calculate the ratio: office area ÷ total area. For example, 12m² office in a 120m² home = 10%.

Gather your expense records

Collect 12 months of receipts/statements for: rent or bond interest (not the full bond payment), electricity and water, rates and levies, property insurance, repairs and maintenance, internet (work portion only).

Calculate your deduction

Multiply the area ratio by each household expense. For example: 10% × R8,000 rent = R800/month. Add the work portion of internet. Total your monthly deduction and multiply by 12 for the annual amount.

Include on your tax return

On your ITR12, include the home office deduction under "Other deductions". Keep all supporting documents (floor plan, lease/bond statement, utility bills) for at least 5 years in case of a SARS audit.
